This client was in the final stages of completing their renovation of the Davidson Colonial House and preparing it to be listed as a rental property when they began the renovation of the Davidson Farmhouse. However, just as they were getting started, the COVID-19 pandemic hit, causing significant uncertainty. At this point, they were already heavily invested in the property, having committed a substantial amount of capital to the purchase and paid deposits to contractors for materials. Despite the unforeseen challenges, they made the decision to move forward with the project.
The vision for the Davidson Farmhouse was to create a modern farmhouse style. The client began by knocking down some walls to open up the living area and create a more functional, open-concept floor plan. They replaced the existing flooring with beautiful Asian Walnut hardwood throughout the downstairs, installed new pearl gray cabinets with a custom built-in microwave, added quartz countertops, a farmhouse sink, a range hood, a new backsplash, pendant lighting, and a chandelier. Recessed lighting was added throughout the downstairs, and a new coat of paint was applied to freshen up the space. Additionally, they installed a barn wood door to create a new office area.
The clients lived in the property during the renovation, initially planning to make it their long-term home. However, due to significant life changes, they realized the home no longer suited their needs. At the same time, they closely monitored the local housing market in Davidson and decided to sell the property as a flip.
Financial Summary:
The client successfully completed the project and realized a profitable return on their investment, despite the challenges posed by the pandemic and unforeseen life changes.
